  • At strategic times of the year, when problems most often develop (spring, summer, fall), the CSR service department inspects your roof to identify and service breaks and fractures, thus preventing minor damage from turning into major problems and costly repairs.
  • What does it maintain?
  • We perform maintenances on condominiums, townhomes, high-rises, multi-tenant, industrial and commercial buildings.
  • Drains, gutters, skylights, chimneys, caulk sealants, all flashings, surface erosion, open field seams, plumbing vents, air conditioning curbs, loose sheet metal, popped nails, roof debris, pitch pan sealant and expansion joints.
  • Inspections are followed by executing the needed repair service to maintain the stability and integrity of your roof system.
  • How often is a maintenance check performed?
  • Each program varies but typically they are broken down into annual, semi-annual, tri-annual or monthly checks. Once CSR assesses your property, we can recommend which program will be most beneficial to your roof. A custom program tailored to your needs will be recommended when necessary.

  • Roof inspections

    At minimum, a roof should be inspected twice a year, ideally at the end of summer and the end of winter after they have experienced the greatest amount of thermal stress. Regular inspections also help ensure that tenant actions or alterations don’t void manufacturers’ warranties.

    Extreme weather, including high winds, rain and snow can take a toll on a roof. Regular roof maintenance can ensure your structure remains safe and dry.

  • Cleaning
    Keeping debris off a roof and cleaning it occasionally can prevent it from becoming unsightly and from developing conditions that contribute to leaks and interfere with water drainage.

Do’s and Don’ts

For proper roof maintenance, follow the following guidelines:

  • Do conduct additional inspections immediately following potentially damaging events, such as high winds, hail, nearby fires and explosions.
  • Do keep a file of all records and reports relative to the installation and maintenance of the roof.
  • Do advise anyone performing roof maintenance to log the use of heavy tools and equipment there so any damage can be traced.
  • Do establish a rooftop control policy for the safety of the roof and any equipment housed there.
  • Don’t allow unqualified staff or contractors to maintain the roof.
  • Do not power wash the roof because it may cause damage.
